To Our Unitholders

My name is Koji Sakamoto and I was elected to become the Executive Director at the Fourth General Meeting of Unitholders held on June 30, 2010. I ask for your support as I work to properly perform my duties in relation to the affairs of the Investment Corporation for its further development. In addition, I would also like to report that the trade name of the Investment Corporation has been changed from "Joint Reit Investment Corporation" to "Sekisui House SI Investment Corporation."

Ever since being listed on the Tokyo Stock Exchange's real estate investment trust market (J-REIT market) on July 28, 2005, the Investment Corporation has consistently managed to achieve stable earnings in the medium- to long-term using the basic management policy of steady growth of assets under management. Under the new system, we will continue to uphold this basic policy as we work together with the newly selected sponsors would like to take this opportunity to establish a medium- to long-term financial strategy and growth strategy under the new system. To realize the goal of "maximizing unitholder value of the Investment Corporation," we, together with the Asset Management Company, will strive to meet the expectations and live up to the trust of our unitholders. Business Results and Status - Operating revenue: ¥3,533 million, Operating income: ¥1,622 million,
 Net income: ¥1,155 million
- Cash distributions per unit: ¥10,045 (up 1.8% from initial forecast)
Financing Activities - Refinanced loans that matured (¥6.3 billion)
- LTV: 49.3% as of September 30, 2011
Status of Portfolio Management - Occupancy rate : 97.3% (total portfolio) as of September 30, 2011
- Acquired a residential property through the asset management company's proprietary acquisition channel.
- Implemented a variety of measures in coordination with property management companies to improve occupancy rates.
